“Everett United” launches to promote benefits of resort-style casino
A group of residents and community organizers on Wednesday announced the formation of a grassroots coalition called “Everett United” to promote the benefits of a hotel, resort and en-tertainment complex in the city.
The group’s steering committee comprises local civic leaders and small business owners who chose the Everett United name to reflect the early and diverse support the project has experi-enced to date.
Steve Wynn, chairman of Wynn Resorts in Las Vegas, has expressed an interest in develop-ing the site of the former Monsanto chemical plant in Everett. In addition to cleaning up one of the state’s environmentally contaminated sites that has been vacant since the 1980#8242;s, he plans to build a 500-room hotel, casino, food, entertainment and retail complex. The project needs local voter approval and selection by the Massachusetts Gaming Commission.
“People here are really excited about the prospect of a Wynn resort because they know the brand and are familiar with the product,” said Gino Lepere, a resident of Everett for 35 years. “Our job is to make information easily available and spread the word about what this project means to the city, the types of jobs and the career opportunities it will bring and how it will affect our community.”
Sandy Juliano, President of the Everett Kiwanis Club and President of JRS Properties, Inc., said the Wynn project is a once-in-a-lifetime moment “to reinvigorate Everett with a billion dollar investment and a permanent revenue stream. Everyone needs to stand together to make this happen for Everett’s future.”
Everett United plans to take part in and publicize a telephone town hall event on Wednesday, March 20, at 8:00 pm hosted by Everett Mayor Carlo DeMario. The meeting will allow every household in Everett to participate in a live call with the Mayor and Mr. Wynn to hear their visions for the project, and ask questions.
Everett United is a coalition of local residents and business leaders who support the idea of a resort hotel and entertainment complex in Everett. Its members believe this unprecedented opportunity for investment, jobs, economic development, environmental responsibility and new tax revenue will be a tremendous benefit for all of Everett. It encourages all of its friends and neighbors to stand together to show the Massachusetts Gaming Commission that they welcome this investment in the future of Everett and deserve to win the competitive site se-lection process.

Cambridge developer took gamble on proposed Everett casino site

A Cambridge real estate developer’s bet on an Everett industrial site could pay off big if Las Vegas tycoon Steve Wynn decides to build a casino there.
The DeNunzio Group bought the 37-acre waterfront wasteland three years ago, believing it could become a retail complex or industrial park. Now the firm’s partners find themselves holding a better hand after Wynn toured the Mystic River site this week with Fan Pier developer Joe Fallon and touted its potential as a gambling destination.
“This land could be used for a lot of different things,” said Dustin DeNunzio, who started the firm in 2005. “It just so happens there’s a casino frenzy in Massachusetts right now.”
DeNunzio, a 36-year-old former Harvard economics major and wrestling star who earned a master’s degree at MIT’s Center for Real Estate, teamed with two other Boston-area developers, Paul Lohnes and Anthony Gattineri, to buy the old Monsanto Chemical site in October 2009. They formed FBT Everett Realty LLC to make the $8 million deal with an affiliate of Modern Continental — a sale that came several months after the Big Dig contractor pleaded guilty to charges related to overbilling and defects on the highway project.
Talks with Wynn have only just begun. Hard Rock International has also eyed the property for a casino.
While the Everett site’s luck improved when it entered the Bay State casino sweepstakes, it’s had its share of troubles. There’s an ongoing cleanup of contamination, and the property was briefly taken by the city for an unpaid tax bill of $375,000 earlier this year.
The partners fell behind while resolving a legal issue, DeNunzio said. The city took the site in March but handed it back within three months after the bill was paid, according to Everett’s attorney, Peter Brown of D’Ambrosio Brown LLP in Boston.
DeNunzio has developed a 44-unit waterfront condo complex in Winthrop called Atlantis Marina, and it invests in self-storage facilities in Chicago, Florida and New England.
“I’m with a very shrewd group of partners who look for opportunities,” DeNunzio said. “Even if a casino doesn’t happen, we still think it’s an extremely valuable piece of land.”
